 There are many if not MOST buyers starting off looking at homes before speaking to a lender, risking disappointment once they fall in love with a house they cannot afford. It is also always better to break down the potential mortgage payments by month so you can make sure that it fits into your budget realistically. You do not want to be the buyer adjusting your budget mid search after a lot of time, effort, emotion and energy wasted.

It’s Not Just About the Price – Think Long-Term Value (This is NOT for investors buying short term). 

When buyers start looking at homes, the first thing they often focus on is price. While staying within budget is crucial, it’s equally important to consider a property’s long-term value if you are planning on staying there. Ask yourself questions like: How will the neighborhood develop over the next few years? Will the home’s value appreciate? In my experience, I’ve seen buyers opt for the cheapest option, only to realize later that the home required way more upkeep/maintenance or didn’t increase in value as much as homes in a more desirable area.

Patience, The right home is worth the wait!.

 It is very disheartening having your offer rejected or coming back on the market after a failed inspection, but the right home that’s meant to be yours will be yours no matter the obstacle. I have seen the strangest situations where I’ve negotiated 60k in inspection credits for buyers in a sellers market, trust me when I say that if you are meant to have that house…… you will have that house. If it falls through, guess what?… most likely there is a better one on the horizon.

Look at the potential of the home and not just what is directly in front of you. 

When you are looking at a home don’t get lost in the things that you can change. If the house is in the right location for you and fits your needs then updating bathrooms or kitchens should be the least of your concern! Yes it is pricy to do these renovations but if the house is move-in condition you can do the work over time and make it into YOUR dream home.

Make sure you set yourself up with a team of professionals.

 Make sure you interview or hire agents based on feedback or direct referrals because your realtor will be your “guidebook”. Your team of professionals will consist of your realtor, an attorney, inspector, lender, and title company. It is vital to have people who will have your back and guide you through the negotiation and transaction process for it to go as smooth as possible!
