Renovations that Increase Home Value: Enhancing Your Living Space and ROI

When choosing which renovation projects to undertake for your home, it is important to consider projects that not only enhance your living space but also provide a higher return on investment (ROI) by increasing the homes overall value. In this blog post, we are going to share some renovation ideas that have the potential to add that value for the future sale of your home.

  • Kitchen: The kitchen is often considered the heart of the home, and upgrading it can significantly increase your home’s value. Focus on elements such as modernizing appliances, updating countertops, and adding new cabinetry or a fresh coat of paint. Additionally, a functional layout is crucial in the kitchen. Opting for an open concept design can make the space feel larger and more cohesive.
  • Bathrooms: Bathrooms are essential spaces in any home, and a well-designed, updated bathroom can make a significant impact. Consider upgrading fixtures, replacing outdated tiles, adding a new vanity, or improving lighting. Adding an extra bathroom, if space allows, can also be a valuable addition.
  • Enhance curb appeal: The exterior appearance of a property sets the tone and makes the first impression on anyone that is entering your home. Invest in landscaping, create an inviting outdoor living space, upgrade your front door, or add a fresh coat of paint to the exterior. Additionally, the exterior appearance of a home can influence the perception of the entire neighborhood. When neighboring homes display well-maintained exteriors and curb appeal, it contributes to an overall positive image of the community.
  •  Basements: If you have the space, utilize it! Basement renovations provide an opportunity to expand the usable square footage of a home. (extra bedroom, a home office, a recreation room, or a media room) ***Side note- Make sure to comply with local building codes and obtain any necessary permits.

In my experience, it is important to not follow the cookie cutter “trends”. These trends become outdated pretty quickly and most people will not walk away with a good longterm ROI by having to continuously update. Instead, stick with neutral colors and a classic timeless look that will appeal to you for many years to come.

How much are we talking?

The average cost of renovations in New Jersey can vary depending on several factors, including the scope of the project, the size of the space being renovated, the level of customization desired, and the quality of the materials.

  • Kitchen: On average, a mid-range kitchen renovation in New Jersey can range from $20,000 to $40,000. This estimate includes updates to cabinets, countertops, appliances, flooring, and lighting. High-end kitchen renovations can exceed $50,000 or more.
  • Bathrooms: An average bathroom renovation in New Jersey typically costs between $10,000 and $20,000. This estimate covers the replacement or upgrade of fixtures, flooring, vanity, lighting, and tiling. Larger or high-end bathroom renovations can surpass $30,000.
  • Flooring: The cost of replacing flooring varies depending on the type of material chosen. On average, homeowners in New Jersey spend around $3 per square foot for materials and installation. However, costs can be higher for premium materials such as hardwood or specialized tile.
  • Basement: The cost of a basement renovation in New Jersey depends on the square footage. Converting a basement into a finished living area can range from $20,000 to $50,000.

*** Another important aspect to a basement remodel is waterproofing. Waterproofing your basement is essential whether or not you are in a flood zone. Heavy rainfall, melting snow, poor drainage, or plumbing leaks can result in water seepage, leading to damage to walls, floors, furniture, and belongings. Prolonged exposure to moisture can also compromise the structural integrity of your home’s foundation. Water seepage can lead to cracks, bowing, or even collapse, resulting in significant repair costs. By waterproofing your basement, you are essentially aiding in the long-term stability of your home.
